Site Selection
Site selection is a very complex task, it must involve not
only the Real Estate factor, it should also consider factors such as labor, skills, logistics, quality of
life, unions. In this process we will deliver to you a full comparison between different sites that will
include information on the Start-up costs and the operating costs.
During this process, we will start by collecting form your company the facilities requirements, with this information we will generate a Matrix that will contain a comparative analysis of the different locations available. We will start by submitting for your consideration a matrix with the cities in Central Mexico that could fit your requirements. Once you had made a decision on the city you would like to locate, we will then proceed to select a proper site in the city. We will generate a second matrix where we will identify the critical drivers that will likely rule potential sites in or out. Specific requirements such as site dimensions, rough building, layout, access, and utility requirements including, power, gas, phones, rail, etc.
The Real Estate Site search will research and evaluate the possible sites taking into consideration
the following:
- Labor demographics
- Transportation for employees
- Utilities availability and cost
- Environmental restrictions (permits)
- Financial options
- Facilities requirements
- Union environment
Construction Management
If you are planning to build to suit to own or lease, with our service you can achieve a high quality and cost effective construction. We take great care in the specification and biding process, and then will have full time, qualified on site supervision.
Our experienced team of construction specialists can provide the following.
Pre-construction.
We will coordinate the development of a conceptual facility design, architectural and engineering drawing sets and the complete specification of all material to be used for construction bid attainment.
We will invite at least three firms to bid on the construction of the project, and then submit a comparison table with the received proposals and make a recommendation of a firm.
We will work with the client's legal counsel to facilitate contract elaboration.
On-Site Construction.
We will work with the owner and the A&E firm to assist in the following areas:
- Review documentation received from the A&E firm and discuss it with the owner
- Provide recommendation as to feasibility project time and cost implications
- Prepare and provide periodic updates on the construction schedule
- Assist with all required constructions permits
- Prepare weekly progress reports to schedule and budget
- Ensure that the work has been done on schedule and complies with all the construction specifications
- Review all applications for payment with the contractor and sub-contractors
- Schedule and verify all internal and external testing
- Review request for change orders, provide cost and time implications of such changes
- Review all safety programs
